Sale of Property

Our fees cover all of the work required to complete the sale of your property, including providing evidence of your title to the property to the Buyer’s solicitors, dealing with any enquiries raised by the Buyer’s solicitors, redeeming any mortgage(s) registered against the property, completing the sale and forwarding the net proceeds to you. Our estimate of costs (based upon the information you have provided) is set out below.

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Additional Costs

Please note that there will be additional fees in the following circumstances:

Mortgage Admin Fee to redeem mortgage (if applicable) £100.00
Additional Electronic Transfer of Funds (i.e. to redeem mortgage) £30.00
Leasehold Properties £150.00
The obtaining of Indemnity Insurance Policies £50.00
Discharge of second/additional mortgage/charge £75.00
If the Title to the Property is Unregistered £200.00
Property is subject to current Tenancy £100.00
Attending to Non-financial Restrictions on the Title £100.00

Timescales

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors.

The average process takes between 8-10 weeks. It can be quicker or slower, depending on the complexities and the parties in the chain.

For example, if you are a first time buyer, purchasing a pre-owned property with a mortgage in principle, it could take 6 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 2 and 4 months. In such a situation additional charges may apply.

Transaction Stages

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

• Take your instructions and give you initial advice
• Check the title to the property
• Provide contract documentation to the Buyer’s solicitors
• Deal with any enquiries which may be raised by the Buyer’s solicitors.
• Give you advice on all documents involved in the transaction
• Send final contract to you for signature
• Agree completion date (date from which you own the property)
• Obtain a redemption statement from your current mortgage lender
• Exchange contracts and notify you that this has happened
• Complete sale
• Deal with payment of Estate Agent’s invoice
• Forward the net proceeds of sale to you.

Our conveyancing team is made up of qualified Solicitors (with at least 10 years experience each) and Conveyancing Executives (with over 30 years experience).

Our Property Department has over 100 years of property legal experience between them.

The team is supervised by the Head of Department, Dwayne Hills, who has over 10 years’ experience working in residential conveyancing and who began working in the Legal profession in 2007.
